Do you need the full $272,000 on day one?
One of the attractions of buying off-plan is being able to spread the payments over time. You make the initial payment, then fit the construction instalments and handover payment into your schedule. You can start the investment with the next steps already laid out.
To keep the calculation simple, imagine an apartment priced at AED 809,000, about $220,286. For this example, let’s split the apartment payments into 20% at the start, 40% during construction and 40% at handover:

The initial apartment payment in this example is about $44,000. If we also set aside the purchase costs shown below at the start, the amount we plan for the first stage comes to about $54,000. The remaining apartment price is spread between construction and handover payments.

Put the purchase budget and rental income side by side
Now let’s add purchase costs to the same example. We budget 4% of the apartment price for DLD registration. DLD’s official schedule divides this total into 2% for the seller and 2% for the buyer; our calculation includes the entire amount in the acquisition budget. We also allow an illustrative AED 5,000, about $1,361, for other transaction and developer charges.

This plan commits about $230,000 to the purchase and leaves about $42,000 available. You could use that room to explore a better floor, an aspect you prefer or furnishing the apartment.
For rental context, Bayut’s H1 2026 report puts the average annual asking rent for an Arjan studio at AED 53,000, about $14,432. This area-level figure gives us a starting point when assessing a rental target for an apartment you are considering.
Comparing that rent with the apartment price in our example gives an annual ratio of about 6.55%. Against the planned total acquisition budget, including purchase costs, it is 6.26%. We then bring the chosen apartment’s service charges and management costs into the calculation to work out the income left for you.
With an off-plan investment, this rental calculation relates to the period after handover. During construction, we follow the payment schedule; as handover approaches, we prepare for letting. Rota Prime also handles letting and property management directly.
