You like the project. Now, which apartment?
You have found a project you like. The location works, and the payment plan fits your budget. Now it is time to choose an apartment. Let’s say we are considering two options: a studio or a one-bedroom. One needs a smaller starting budget. The other gives you a separate bedroom and more room to live.
Put the two options side by side. How much do you want to commit? What rental income are you aiming for after handover? Would you like to stay in the apartment yourself at some point? Your answers help us find a home that fits your plans.
A studio can be a useful starting point for your first Dubai property investment. A one-bedroom gives you more space and flexibility for your own use. Here is how we would work through the choice with you.
Start with the money you want to put in
Within the same project, a studio will generally have a more accessible purchase price. That difference carries through to the deposit. You can take your first step into Dubai property while keeping more of your budget available.
Imagine a payment plan with a 20% deposit. On an AED 1 million apartment, that would be AED 200,000. On an AED 1.4 million apartment, it would be AED 280,000. The difference at the start is AED 80,000. We look at what that means for the amount you want to commit.
With an off-plan purchase, the timing of the remaining payments matters too. We lay out the instalments, the amount due at handover and the purchase costs with you. You can then see which apartment sits comfortably within your budget.
Picture the person who will live there
Look at the apartment through a tenant’s eyes. Someone who wants a practical home, spends weekends out and values a convenient location may find everything they need in a well-designed studio. Daylight, furniture placement and nearby everyday services all matter to that person.
A couple or someone working from home may want to separate sleeping space from daily life. A one-bedroom offers that flexibility. You can work in the living room, have friends over and close the bedroom door. Those are small details that make a home easier to live in.
When we assess a project, we look at life around it as well. Transport, shops, places to exercise and access to workplaces help us understand who the apartment could appeal to.
Look at the rent alongside the purchase price
If you put more money into a one-bedroom, how much extra annual rent are you aiming for? With a studio, what income could a smaller investment support? Those are useful questions to ask before choosing.
Start with the annual rent and the purchase price. Then bring in the service charges, letting and management costs. You can see both the annual income and how it relates to the money you invest. The Dubai Land Department’s Service Charge Index is one of the resources we can use when reviewing building charges.
What do the JVC figures show?
Bayut’s H1 2026 reports give the following average advertised sale prices and annual asking rents for Jumeirah Village Circle:

Using these advertised averages, annual rent as a percentage of the sale price is approximately 7.83% for a studio and 6.89% for a one-bedroom.
In these area averages, the one-bedroom has an advertised sale price AED 456,000 higher and annual asking rent AED 25,000 higher. A studio brings down the starting budget; the one-bedroom has the higher annual rent. Which fits what you want from the investment?
