Start with what you want from your home

You can rent out your Dubai home on an annual tenancy, or explore short-term stays with the required approvals. Which option fits your plans? Let’s take a closer look.

Perhaps you want rental income from Dubai while living elsewhere. Or perhaps you like the idea of spending a few weeks a year in a place of your own. Those goals can lead you towards different projects and apartments.

There’s no need to leave this conversation until you collect the keys. While you’re looking at off-plan homes, let’s also consider how you’d like to use the property after handover.

What an annual tenancy can offer

If you want a rental schedule that is easier to plan around, we can start with annual tenancies. The rent, payment dates and terms are agreed with the tenant. Standard residential tenancy contracts are registered through Dubai Land Department’s Ejari system.

An annual rent figure doesn’t mean the same amount arrives in your account every month. We build the cash-flow plan around the agreed payment dates, allowing for gaps between tenants, maintenance and the risk of missed payments.

For this approach, think about everyday life in the apartment. How easy is the commute? Is there a supermarket nearby? Does the layout work for someone who works from home? A place someone would enjoy living in for the long term is a useful starting point.

What changes with short-term stays

If you’d like to stay in your own home when visiting Dubai, short-term letting is worth discussing. Think of apartment stays booked for a few nights or longer through platforms such as Airbnb or Booking.com. Furnishing the apartment and organising day-to-day operations become important parts of the decision.

Apartments and villas used as holiday homes must be registered and approved by Dubai’s Department of Economy and Tourism, or DET, before they are listed. Eligible individual owners can apply themselves or work with a licensed holiday-home operator.

Furniture, internet, cleaning, guest check-ins, bookings and maintenance all belong in the plan. If you use an operator, ask for a written breakdown of what their fees cover. Discuss your own stays too: owner use of a managed holiday home needs to be agreed with the operator.

Look beyond the advertised nightly rate

It’s tempting to multiply a nightly rate by 365. For an investment decision, let’s instead consider the nights likely to be booked, the rates achievable across different seasons and the costs involved.

For an annual tenancy, we deduct service charges, maintenance and any letting or management costs from the rent expected to be collected. For short-term stays, we also account for the operating expenses you would pay. These may include platform and operator fees, utilities, cleaning and an allowance for replacing furnishings.

Ask the same three questions of both options: How much rent do we expect to collect over a year? Which expenses are yours? What happens if the property stays empty for longer than expected?

Show the initial furnishing budget separately, and remove your own stays from the nights available to guests. You can then compare the annual income you expect to keep. Financing costs and any taxes relevant to your circumstances need separate consideration.

Choose the off-plan apartment around that plan

When you buy a home that is still under construction, rental income comes after handover and preparation for letting. Today’s local market data gives us a starting point. We revisit the numbers as completion approaches.

For annual rentals, we focus on everyday convenience, transport and a practical layout. For short-term stays, we also consider why a guest would choose that location, the furnishing budget and the operating arrangements.

If holiday-home use matters to you, let’s check the sale agreement and the building’s use conditions before you buy. DET’s guide excludes units whose sale-and-purchase agreement expressly prohibits holiday-home use. It’s worth establishing this early, rather than assuming a short-term rental will be possible at handover.

Let’s find a project that fits

Tell us your budget, preferred handover period and whether you’d like to use the home yourself. At Rota Prime, we bring those details into the property search, considering the location, layout, payment schedule and future rental plans together.

You don’t have to be in Dubai for us to visit the site, project and developer and share our findings with you. We explain which apartment we recommend and why.

We charge buyers no direct or indirect advisory or sales commission; our sales commission is paid by the seller. Let’s start with how you’d like your Dubai home to work for you.

Quick questions, clear answers

Does short-term letting always earn more?

The result depends on booked nights, achieved rates and expenses. Compare both options over the same year using the income you expect to keep after costs.

Can any Dubai apartment be used as a holiday home?

You need to check the apartment’s eligibility and obtain the required DET approval. Any restrictions in the sale agreement should also be reviewed before buying.

Can I stay in my own short-term rental property?

If an operator manages the home, agree your personal use and dates with them. Remove those stays from the nights available for rent when estimating income.
