How the calculation works

  1. 01

Initial budget = down payment + buyer’s DLD allocation + any additional initial costs entered.

  2. 02

Construction and post-handover payments are spread across their respective terms. The monthly average and instalment for your chosen frequency are shown separately.

  3. 03

The handover balance is shown in its own stage. DLD is calculated once; another 4% is not added for Oqood.

Sources and calculation details

DLD’s tariff lists a 2% registration share for the seller and 2% for the buyer. Choose the allocation you are budgeting for and add any known separate transaction costs.

Questions you may have

How much cash should I set aside at the start?

We add your down payment, the DLD allocation you are budgeting for and any extra initial costs you enter. You can see the result in both USD and AED.

Is DLD included in the down payment?

In this calculation, DLD is separate from the property down payment and is added to the initial budget once. You can change the buyer allocation under the custom settings.

When do the sales agreement and Oqood come in?

The sales agreement (SPA) is prepared and signed during the reservation and initial arrangements. The developer registers the signed agreement through Oqood, and an initial registration certificate is issued in your name.

What is the difference between Oqood and the title deed?

Oqood records the initial registration of an off-plan purchase. The title-deed process follows project completion and fulfilment of the relevant contractual obligations.

When can I let my apartment?

Once handover and letting preparations are complete, you can move on to tenant finding and the tenancy agreement. Depending on the project’s terms, letting and remaining post-handover payments may run during the same period.

Does Rota Prime charge an advisory fee or sales commission?

We do not charge off-plan buyers an advisory fee or sales commission. The developer pays our commission. We also provide rental and property management directly after handover.
